I live in a neighborhood on the edge of gentrification. Everyday when I walk my dog, I see houses with boarded up windows and overgrown lawns, both signs of vacancy. There are investors who have the money to buy these houses for cash and pennies on the dollar. There used to be people in those houses, and the stories of how they changed hands are sad and typical. #greatmigrations
In Baltimore, when the Colts left, an entire part of the city that thrived from a bustling downtown area, found itself out of a reason for folks to gather, and people and businesses left. For over 30 years, the streets have remained quieter, yet still occupied by the folks who made the choice to stay and rebuild their corner of Baltimore. Across the street, the property values double. There is a long history of redlining and separation. https://www.latimes.com/archives/la-xpm-1985-08-29-sp-23897-story.html
There are houses in the parts of the city where people are moving, coming, and going. I wonder what these buildings will look like, who will live in them, what business will plant themselves in the adjacent blocks and be successful in the next 30 year chapter. https://blogs.library.jhu.edu/2017/09/the-baltimore-redlining-map-ranking-neighborhoods/
These are my real estate investing photographs. I will flip a house one day. For now, I take photos of these beautiful treasures, on the edge of change in different corners of Baltimore. . BRRRR stands for “buy, rehab, rent, refinance, repeat.” PNG 300dpi 1536x2038
